Vía Ágora awards EDDEA the design of 313 industrialised homes in Santa Bárbara

The developer Vía Ágora has appointed EDDEA to design 313 apartments on Plot R06 of Sector 1 in Santa Bárbara, the first official residential development within Seville’s emerging Distrito Aeroespacial. The project, which will get under way in May 2025, represents a strategic investment in the urban future linked to San Pablo airport and the aerospace hub that brings together Airbus, Aerópolis and a powerful industrial dynamic.

The new development marks a turning point by introducing, for the first time in the area, an industrialised construction model that breaks with traditional methods. Specifically, the project incorporates prefabricated façades and industrialised bathroom pods made by Lignum Tech, a company specialising in timber construction solutions and technical modules that is part of the Vía Ágora group itself.

“Santa Bárbara is beginning to take shape with a development that embodies the new paradigm of the city: industrialised, efficient and committed to sustainability”, explains Cristina Salazar, Managing Director of EDDEA. “This project is a first step, but it is also a statement of intent about how we want to build Seville’s urban future”, the architect adds.

The industrialisation strategy through Lignum Tech, which manufactures components in the factory for subsequent assembly on site, fits squarely with the district’s territorial vocation. As a distinguishing feature, the development seeks to establish an urban and industrial fabric connected to air transport and the knowledge economy, setting a construction model that can be replicated in future developments across the district.

The architectural design gives priority to shared spaces, energy efficiency and a flexible layout that makes it easy to integrate local shops and services. The green spaces, meanwhile, are designed to connect directly with the adjoining industrial developments, reinforcing the cross-sector synergy that characterises the district.

Plot R06 thus opens the residential phase of the Distrito Aeroespacial with a tangible demonstration of how contemporary urbanism is embracing industrialisation, sustainability and integration between productive sectors. Although exact construction start dates have yet to be set, the early adoption of the construction model underlines the firm commitment of EDDEA and Vía Ágora to accelerating the pace of urban development without compromising architectural quality or respect for the landscape.

Seville-based EDDEA specialises in large-scale residential projects and sustainable urban developments. Vía Ágora, for its part, belongs to a business group that combines property development with the manufacture of building components through Lignum Tech, positioning itself as a benchmark for industrialised construction in southern Spain.
