Retail&Co celebrates the topping out of the hotel on Avenida de la Constitución in Seville’s historic centre

The five-star grand luxury hotel, designed by EDDEA, will transform three listed buildings of Sevillian Regionalism into 43 rooms with privileged views of the Cathedral

Seville, March 2024. The developer Retail&Co has reached a decisive milestone in the development of the future hotel on Avenida de la Constitución in Seville with the completion of the project’s structural phase. The occasion was marked by the traditional topping-out flag ceremony held in early March in the very heart of the city. The hotel, which will be operated by Serras Collection as a five-star grand luxury property, represents a significant investment in the transformation of three listed houses belonging to Seville’s Regionalist heritage.

The ceremony brought together the technical teams of EDDEA, the studio responsible for the architectural design and coordination, with representatives of Jarquil Constructora, the contractor awarded the works, and the management team of Serras Collection. It marked not only the successful close of the complex structural phase but also the steady progress of the other specialist trades, with an explicit commitment to have the pilot rooms operational in April.

The scheme involves the comprehensive refurbishment of three historic buildings designed by the masters of Sevillian Regionalism Aníbal González and José Espiau, turning them into a 43-room hotel with a signature restaurant, a swimming pool and a panoramic terrace looking directly onto the Cathedral. Given the buildings’ heritage listing and the need to preserve their original architectural values, the operation has called for construction solutions of great technical precision.

“The completion of the structure shows that we are advancing steadily towards the opening of the hotel. We have built in precise construction solutions to preserve the historic building without compromising the standards of luxury envisaged by Serras Collection”, said Luis Ybarra, founding partner of EDDEA, during the event held on site.

A distinctive feature of the project is the exceptional coordination it has required between heritage conservation criteria and the demands of a contemporary hotel. The technical teams have developed specific strategies to integrate modern building services while respecting the original structural grid and the listed decorative elements, a technical challenge that places the project among the most complex refurbishments recently carried out in Seville’s historic centre.

The real estate operation was made possible by the institutional backing of Banco Santander, original owner of two of the three buildings, whose partial transfer of the properties and confidence in EDDEA’s technical team proved decisive in unlocking an intervention of such urban and heritage complexity. This public–private collaboration has secured a respectful and technically sound transformation in one of the most sensitive settings in the city.

For their part, the representatives of Serras Collection attending the event praised both the joint work carried out and the sensitivity brought to the design and construction phases, which they consider essential to positioning the future hotel in the high-end segment.

With the structure completed on schedule, EDDEA and Jarquil Constructora now move on to the specialist building services and interior finishes, keeping to the deadlines set by Retail&Co. The project thus marks a new milestone in Seville’s luxury hotel offer, bringing together architectural heritage, an exceptional location and international standards of service.
