La Altana, 100% sold and lived in: typological efficiency as a design strategy

La Altana, the development of 64 apartments that EDDEA delivered in Espartinas with Grupo Galia, is now 100% sold and lived in. There is no better sign that the proposal made sense.

A six-metre drop as an opportunity

Rather than fighting the terrain, the project turned a natural six-metre change in level into the key to the scheme: the four blocks sit on stepped platforms that follow the contours of the plot.

With the buildings arranged around the perimeter, every home looks inwards and embraces a large central communal space that works as the true green heart of the complex.

A continuous pedestrian landscape

A key decision was to place all parking below ground with a single vehicle entrance at the lowest point of the plot, freeing the surface entirely to create a continuous pedestrian landscape in which private gardens merge naturally with the shared areas and pools.

The typologies sought genuine flexibility: from efficient two- and three-bedroom homes with cantilevered terraces that break up the inner façade in search of light, to four-bedroom ground-floor homes that open directly onto their own gardens. Towards the street, by contrast, the building adopts a more restrained rhythm, sitting respectfully within its urban surroundings.

Designing with empathy means putting real life, respect for the terrain and typological efficiency ahead of the spectacle of a render. Knowing that these spaces are now full of life is the greatest satisfaction.
