Urban planning in Seville: EDDEA designs Cortijo del Quarto

Urban planning in Seville gains a new strategic project with the award to the joint venture (UTE) formed by EDDEA and the Seville consultancy Factor-IA of the contract to draw up the comprehensive plan for the Cortijo del Quarto area in Bellavista. The Seville Provincial Council (Diputación de Sevilla), through Sevilla Activa, decided the competition last December, marking a milestone in the reactivation and regeneration of this key sector in the south of the city.

The contract covers the design of an innovative urban model that brings together housing, public facilities and an extensive system of green spaces that preserves the area’s heritage values. Its main aim is to promote environmental conservation and urban cohesion, strengthening in particular the neighbourhood’s connection with the banks of the Guadaíra.

Key features of the Cortijo del Quarto plan

“This comprehensive plan seeks an urban structure that respects the topography and the historical values of Cortijo del Quarto, while committing to inclusive and sustainable development”, explains Javier Olmedo, Director of Urban Planning at EDDEA.

The proposal develops a model of the contemporary metropolitan city that incorporates accessible public housing within an urban structure that strikes a balance between natural and built fabric. As a distinguishing feature, the plan guarantees the protection of at least 50% of the land of greatest environmental and cultural value, setting a precedent in sustainability criteria.

The award also reflects the commitment of the Provincial Council, through Sevilla Activa, to teams with strong local roots and knowledge of the territory. The joint approach of EDDEA and Factor-IA combines technical rigour with sensitivity to the setting, in line with the principles of contemporary urbanism in Andalusia.

EDDEA, based in Seville, has an extensive track record in urban regeneration and sustainable architectural design. Factor-IA brings its expertise in engineering and territorial planning in Andalusia.
