Work progresses on the first residential block of a new district promoted by Grupo Insur in Tomares

Work continues on what will be the first residential block of a new district promoted by Grupo Insur in Tomares (Seville). The neighbourhood, which will be fully integrated into the town, is an initiative by the property company to build close to 500 multi-family homes beside the Olivar del Zaudín metropolitan park over the next five years.

The full development will be delivered in several phases, the first being this residential scheme – named Altos del Aire Mistral – which represents an investment of 49 million euros and an estimated construction period of 26 months. Designed by DN Arquitectura, with site supervision by EDDEA, this first block will contain more than 200 homes: 48 two-bedroom, 107 three-bedroom and 46 four-bedroom units, plus eleven penthouses.

Every detail, inside and out, has been considered under an innovative and distinctive aesthetic. “It is a singular architectural project, conceived to maximise the views from every flat, thanks to the terraced façade at different heights that the scheme offers,” says Luis Ybarra, partner and co-founder of EDDEA.

Among the complex’s main attractions are the panoramic views from the homes towards the Parque Olivar del Zaudín and Seville, and the shared amenities, which include a private gym, a social club and communal pools for both children and adults. It also has underground parking, storage rooms and retail units on the ground floor.

Urban planning

Grupo Insur’s project, for which the team from both studios has also produced the entire masterplan of the development, “will create a new green neighbourhood fully integrated into the town through wide avenues, pedestrian areas and educational, sports and leisure facilities,” adds Luis Ybarra.

This significant planning exercise translates into a residential area made up of three plots, each with its own development. The scheme provides a total of 54,133 square metres of market-rate housing, to be delivered in several phases, 17,430 square metres of commercial land and 3,375 square metres of ground-floor retail.

More than 90 million euros will be invested in the project, which will generate more than 2,400 jobs, making it the largest initiative to be undertaken in this Aljarafe municipality over the next five years.

New facilities

Of key importance to the scheme will be the new sports and educational facilities that the Town Council will develop in the area, acting as a catalyst for the new neighbourhood – an area fully connected to Tomares, where terraces and views towards nature and the Seville metropolitan area will take priority.

Tomares enjoys a privileged topography that gives it superb panoramic views of both Seville and the area’s parks, and its commitment to its residents’ quality of life is borne out by its being the municipality with the most green space per inhabitant in Andalusia, which places it at the forefront of Spain in terms of environmental concern.
