New housing in Entrenúcleos: EDDEA designs 275 homes

New housing in Entrenúcleos gains a benchmark development. The architecture and urban planning practice EDDEA has drawn up the outline design for 275 homes in Entrenúcleos – Residencial Idara – in the municipality of Dos Hermanas (Seville), for the developer Pryconsa. With typologies ranging from 2 to 4 homes, the project was signed in July 2025 in one of the most significant urban developments in southern Spain.
Entrenúcleos brings together more than 700 hectares of developable land between the centre of Dos Hermanas and the Montequinto neighbourhood, and has established itself as one of the major answers to the housing shortage in the Seville metropolitan area. The area already has a state primary school in operation, a health centre, access to Universidad Loyola Andalucía and a direct commuter-rail link to Seville — 15 minutes from the city centre — as well as access to the SE-30, SE-40 and A-4 roads. A metropolitan tram is planned in the short term, which will strengthen sustainable mobility across the sector.
Key features of the new housing project in Entrenúcleos
The EDDEA proposal arranges the scheme as two residential blocks of up to ten storeys, opening onto the interior of the block to maximise natural light and cross-ventilation. Of the units, 72% have three bedrooms, 26% have two and the remaining 2% — located on the penthouse floors — have four. Every home has its own private outdoor space: a covered terrace, a garden or a penthouse terrace.
A distinctive feature is that every unit separates the day and night zones, with kitchens designed to open onto or close off from the living room according to residents’ preferences, and floor-to-ceiling windows in all bedrooms. The shared grounds include a swimming pool, a children’s play area and generous landscaped gardens within the block. Below ground, the project provides 296 parking spaces — 92% of them large — and 275 storage rooms.
Construction has been planned in two phases. The first will deliver 150 homes and the main communal areas; the second, the remaining 125 units and the rest of the external works.
A close collaboration with Pryconsa
Justo de la Paz de Leyva, project coordinator at EDDEA, highlights the close connection between the teams: “This project has been the result of a fluid and demanding collaboration with the Pryconsa team. From the outset we were clear that the key lay in combining technical efficiency with urban and landscape quality. We have committed to an architecture that not only makes the most of resources but creates value through everyday experience”.
The Pryconsa group has praised the clarity of the approach, the technical coherence of the solutions adopted and the project’s ability to make the most of the site. EDDEA’s strategy of integrating green areas and shared spaces from the very first sketch was key to shaping a distinctive proposal in Entrenúcleos’ competitive residential market.
Pryconsa, a leading Madrid-based developer, maintains a sustained presence in the Andalusian market, with projects focused on residential quality and strategic, high-demand locations.
