Pryconsa entrusts EDDEA with the design of 275 homes in Entrenúcleos

The Pryconsa group, one of the leading names in Spain’s property sector, formalised in February 2025 its commission to EDDEA for the preliminary design of 275 multi-family homes in the Entrenúcleos area of Dos Hermanas. The scheme marks the developer’s debut in this part of Seville, with a proposal that combines technical rigour, construction efficiency and urban quality.
The scheme is organised as two buildings linked by a large interior garden that structures community life and creates a central green space around which the shared areas are arranged. As a distinguishing feature, the project culminates at its northern end in a large pool area set within dense planting – a green lung that provides shade and thermal comfort for residents.
The development includes two-, three- and four-bedroom homes, organised with a constructive rationality that adapts precisely to the topography of the site. The design optimises both the basements and the urban layout, with the aim of creating liveable, cool spaces that sit well within their natural surroundings.
“This project is the result of a fluid and demanding collaboration with the Pryconsa team,” explains Jacobo Otero, EDDEA’s director of Production and project lead. “From the outset it was clear to us that the key lay in combining technical efficiency with urban and landscape quality. We have opted for an architecture that not only makes the most of resources but also creates value through everyday experience.”
Pryconsa valued the clarity of the approach, the technical coherence of the solutions adopted and the project’s ability to make the most of the available land. EDDEA’s strategy of integrating green areas and shared spaces from the very first line proved key to defining a distinctive proposal in Entrenúcleos’ competitive residential market.
This first collaboration opens the door to future operations between the two companies in Andalusia and confirms the consolidation of the Seville metropolitan area as an attractive environment for top-tier national operators. The project forms part of Pryconsa’s territorial expansion strategy, as it continues to strengthen its presence in strategic residential markets in the south of the Iberian Peninsula.
