Green light for a 55-home residential scheme designed by EDDEA in Pítamo Sur

The residential scheme designed by EDDEA and developed by Neinor in Pítamo Sur has been given the green light by Seville City Council’s Urban Planning Department (Gerencia de Urbanismo). The new development lies in the south-east of the city, on the municipal boundary between Seville and Dos Hermanas, in the Bellavista neighbourhood.
The building permit granted covers a 55-home phase of a development that will total 350 homes, representing an investment of seven million euros.
The building stands on plot 6.1 of the Partial Plan (Plan Parcial) for the sector (Plan Parcial SUS-DBP-07 Pítamo Sur), which covers 1,530 square metres. The site lies very close to the Jardines de Hércules development, bounded by the Colada del Vado de San Juan de los Teatinos road (Camino de Montequinto), the Madrid–Cádiz railway line and other plots owned by Renfe.
Luis Ybarra, partner and founder of EDDEA, explains that “the building our team has designed is a seven-storey residential block with a basement for parking and storage. All 55 homes will be arranged from the first to the sixth floor and served by five entrance cores.”
Shared spaces and pool
The ground floor is left almost entirely open, occupied only by the entrance lobbies. The basement will hold 25 car parking spaces, seven bicycle spaces and 32 storerooms. The new scheme also includes a multi-purpose communal swimming pool with changing facilities and a surrounding sun terrace.
The area has become one of Seville’s fastest-growing residential and urban expansion zones, also concentrating other major transformation schemes such as the one planned for the Palmas Altas Sur land, where 2,870 homes, 1,232 of them subsidised, are set to be built, creating a new residential neighbourhood.
