Iberdrola awards EDDEA the urban design of sector SR-15 in Mairena del Aljarafe, with more than 380 homes

Iberdrola Inmobiliaria has awarded EDDEA the urban development works for sector SR-15 in Mairena del Aljarafe, a new residential scheme that will accommodate more than 380 homes. The decision was formalised in February 2025 following a restricted ideas competition in which several specialist technical teams took part.

The winning proposal stands out for its firm commitment to an urban model that puts sustainability and the quality of public space first. As a distinguishing feature, the project combines multi-family and single-family typologies arranged around a large central park that acts as the backbone of the whole residential ensemble.

The mobility strategy is one of the most innovative aspects of the design. The street hierarchy deliberately pushes vehicle traffic to the outer edges of the site, freeing the interior for pedestrians, cyclists and places for neighbours to meet. This drastically reduces the presence of private cars at street level and creates a more liveable urban environment.

The design of the public spaces includes an integrated network of footpaths, children’s play areas, places to sit and linger, and continuous planting that extends from the central park to the edges of the sector. This environmental connectivity is intended to secure urban cohesion and create a system of interconnected green spaces.

“Work on the street sections has been key. We have been able to gain surface area and quality in the open spaces, pushing traffic to the edges and allowing the heart of the neighbourhood to breathe, come alive and function as a true civic and ecological space,” explains Jorge Izquierdo, project coordinator for EDDEA.

The technical team is now at an advanced stage in developing the document, which will be submitted for initial approval in the coming weeks. The final design of the green spaces, where much of the proposal’s urban value lies, has been led by Jorge Izquierdo himself, who has focused on optimising the relationship between buildings and open space.
